Before marketing your property, you must meet all safety obligations:
- Gas Safety Certificate (CP12) – Renewed annually by a Gas Safe engineer.
- Electrical Installation Condition Report (EICR) – Valid for five years.
- Energy Performance Certificate (EPC) – Minimum rating of E, though upgrades now can future-proof your property.
- Smoke Alarms & Carbon Monoxide Detectors – Required on every floor, and in rooms with fuel-burning appliances.
- Fire Safety Furniture – Any supplied furnishings must comply with fire regulations.
Without these, you cannot legally rent your property.
