Before you hand over the keys, your property must meet minimum safety standards.
- Gas Safety: Annual checks by a Gas Safe registered engineer.
- Electrical Safety: EICR every five years.
- Energy Efficiency: Properties must meet a minimum EPC rating of E (rising to C in coming years).
- Fire Safety: Smoke alarms on every floor, carbon monoxide alarms near fuel appliances, and fire-safe furniture.
- Fit for Human Habitation: No damp, mould, or hazards that could put tenants at risk.
