Since April 2021, all private landlords must have a valid EICR certificate.

  • What it is: A full inspection of a property’s electrical installation, testing for faults, overloads, or risks.
  • Who carries it out: A qualified electrician.
  • How often: At least every 5 years, or sooner if recommended.
  • When required: Must be provided to new tenants before they move in, and to existing tenants within 28 days of inspection.

Penalties for non-compliance:

  • Civil fines up to £30,000.
  • Potential invalidation of landlord insurance.
