Property Inspection Process

Keeping Your Property Safe and Well Maintained

As part of the ongoing management of your tenancy, your landlord has instructed La Casa to arrange regular property inspections throughout your tenancy.
These inspections allow the condition of the property to be monitored and provide an opportunity to identify any maintenance issues or repairs that may require attention.

Your First Property Inspection – 3 Months After Moving In

Approximately 3 months after the start of your tenancy, your landlord has instructed us to arrange your first property inspection.

The inspection will be carried out by:

Christian – Property Inspector
📧 lacasapcc@outlook.com

Christian will contact you directly to arrange a suitable date and time for the inspection.

What Happens During the Property Inspection?

During the inspection, Christian will walk around the property and assess its general condition.

As part of the inspection, Christian will:

  • Walk through the rooms and areas of the property.

  • Make notes regarding the general condition of the property.

  • Take photographs of the property as part of the inspection report.

  • Photograph areas that may require attention or maintenance.

  • Take photographs of landlord-owned furniture or furnishings, where applicable.

  • Record any relevant observations in the property inspection report.

The photographs and notes form part of the inspection report and provide the landlord and La Casa with a record of the property’s condition during the tenancy.

Why Are Photographs Taken?

Photographs are an important part of the inspection process. They provide a visual record of the condition of the property at the time of the inspection and can help identify any maintenance requirements or changes that may need to be addressed.

Where the property is furnished or partly furnished with landlord-owned furniture, photographs may also be taken of these items as part of the inspection.

What Happens Every 6 Months Thereafter

Following the initial 3-month inspection, regular property inspections will continue every 6 months for the remainder of your tenancy, unless otherwise advised.

These inspections will also be carried out by Christian.

Christian will contact you directly before each inspection to arrange a suitable date and time to attend the property.

Have You Experienced Any Issues or Repairs?

If you have experienced any problems, maintenance issues or repairs during your tenancy, please report these directly to La Casa – not to Christian.

📧 admin@lacasauk.com

When reporting an issue, please provide:

  • A clear description of the problem.

  • Clear photographs.

  • Videos where appropriate.

  • The location of the issue within the property.

Important

Please do not email your repair requests or maintenance issues to Christian.

Christian’s role is to carry out the property inspection and prepare the inspection report.

All repair and maintenance issues must be reported directly to La Casa at admin@lacasauk.com so that our Property Management Team can assess the issue and arrange any necessary action.

You do not need to wait until the inspection to report a repair. Any repair or maintenance issue should be reported to La Casa as soon as you become aware of it.

Do I Need to Be at Home?

No – you do not necessarily need to be present for the inspection.

If you are unable to be at home at the agreed appointment time, you can give permission for Christian to access the property using keys held for the property.

If you would like Christian to access the property using keys while you are not present, please confirm this with him when arranging the appointment.

If you do not give permission for access using keys, you will need to arrange a suitable appointment when you can provide access to the property.
