Tenant Referencing & Reservation Process
The referencing process typically takes 1–2 weeks, although it may take longer depending on how quickly references and documents are received.
Once your offer has been accepted by the landlord, La Casa will guide you through each stage of the reservation and referencing process.
This page explains what you need to do, what La Casa will do, and when payments are required.
Your Referencing Journey
Step 1
Place Your Offer
Submit your rental offer and proposed move-in date.
Step 2
Receive Your Application Pack
La Casa requests the information & documentation from you and send you the forms to be signed electronically.
Step 3
Provide the information & documentation
Send La Casa the information & documents and sign the forms electronically.
Step 4
La Casa will review the documentation & send you the Vorensys application form to you.
Once we have recieved all you documentation we will review them all & send out the Vorensys application form to you for you to fill out.
Step 5
Landlord Approval & Reservation Fee
The landlord confirms whether to proceed before the reservation fee is requested.
Step 6
Referencing Begins
Payment is confirmed and the referencing process officially starts.
What you need to do
Email your offer to rent the property.
Please send your offer by email to info@lacasauk.com and include:
- The property address you wish to rent.
- The monthly rental amount you are offering.
- Your proposed move-in date (subject to successful referencing).
- The names of all prospective tenants (if applicable).
Please note: Your proposed move-in date is provisional until the referencing process has been completed successfully and approved by the landlord.
Step 2 – Your Application Pack from La Casa
Once we receive your offer, La Casa will:
Forward your offer to the landlord for consideration. |

Send you a breakdown of the Reservation Fee, Tenancy Deposit and Rent in Advance. |

Request you send us the information & documentation. |

Send the Reservation Fee & Data Protection Terms and Conditions via Adobe Acrobat for electronic signature. |
If You Require a Guarantor
If a guarantor is required for your application, we will contact them directly by email and send:
- The Data Protection Terms and Conditions for electronic signature.
- A list of documents they need to provide and their role as a guarantor.
Your guarantor will complete a separate referencing process.
Step 3 – Provide the information & Documentation
Your Responsibilities
Complete all requested forms and send the supporting documents.
You will need to:

All requested documents should be scanned and sent to La Casa via email to info@lacasauk.com.
Sign the Reservation Fee & Data Protection Form
Electronically sign and return the Adobe Acrobat document sent by La Casa.
If You Have a Guarantor
Your guarantor must also:
- Complete their Vorensys application.
- Send La Casa all requested documents.

Sign the Data Protection Terms and Conditions electronically.
Please ensure all information is accurate.
Missing or incorrect information may delay your application.
Step 4 – La Casa Reviews Your information & documentation
Once all documents have been received:
La Casa will:
| Review your & the guarantors supporting documents | |
| Confirm that all required information has been received. | |
| Update the landlord that your application is complete. | |
| We will send you and your guarantor the online Vorensys application form to be filled out. |
Important Privacy Information
Your personal information remains confidential.
La Casa does not send your personal documents or application information to the landlord during the referencing process.
The landlord is only updated on the progress of your application and receives the final referencing outcome once the process has been completed.
Landlord Approval to Proceed
After reviewing your offer, the landlord will confirm whether they wish to proceed with referencing.
If they approve the application, La Casa will email you requesting payment of the 1 week’s Reservation Fee.
If a guarantor is required, their application will also proceed at this stage.
Step 5 – Pay the Reservation Fee
Your next step
Make the Reservation Fee payment once requested.
You will need to:

Pay the Reservation Fee using the payment instructions provided by La Casa.

Email info@lacasauk.com confirming that payment has been made.
Please do not make payment until requested by La Casa.
Step 6 – Your Referencing Officially Begins
Once payment has been received, La Casa will:

| Send you a payment receipt for your records. | |
| Confirm that the referencing process has officially started. |
What You Need to Do Next
Please notify:

Your current employer to look out for an email from Vorensys requesting an employment reference.

Your current landlord or managing agent to look out for an email requesting a landlord reference.
Responding promptly helps avoid delays.
If You Have a Guarantor
La Casa will also contact your guarantor to confirm:

The Reservation Fee has been received.

Their referencing process has started.
-
Their employer should expect an employment reference request from Vorensys.
What Happens During Referencing?
Vorensys carries out independent referencing checks.
These checks will include:

Identity verification.
-
Right to Rent verification.
-
Credit checks.
-
Employment verification.
-
Income and affordability assessment.
-
Previous landlord references.
-
Guarantor referencing (where required).
The time taken depends on how quickly employers, landlords and applicants respond.
Referencing Outcome
We’ll keep you updated.
Once the referencing process has been completed:

La Casa will notify all prospective tenant(s) of the outcome.

If applicable, we will also notify your guarantor.

The landlord will receive the completed referencing report and confirm whether they wish to proceed with the tenancy.
If your application is successful, we will guide you through the next stage of your tenancy, including tenancy agreement signing and arranging your move-in.
Important Information
Referencing Timescales
Please allow sufficient time.
The referencing process usually takes 1–2 weeks, but it may take longer depending on:

Previous landlords responding.

Additional affordability or identity checks.

Guarantor documentation (where required).
Fraudulent or Incorrect Information
Applications may be terminated.
If any information or documentation provided to La Casa or Vorensys is found to be false, misleading, incomplete or fraudulent:

The referencing process may be terminated immediately.

The landlord will be informed that the application has not proceeded.

La Casa will notify you of the outcome.
