Many landlords know they must protect deposits, but fewer realise the importance of providing Prescribed Information (PI). Supplying PI incorrectly or late can invalidate deposit protection.

What is Prescribed Information?

PI is a written notice that landlords must give tenants and anyone who paid towards the deposit. It confirms:

  • The deposit scheme used
  • Contact details of landlord and tenant
  • Amount and circumstances in which deductions may be made
  • How to raise a dispute

Deadline

Landlords have 30 days from receiving the deposit to provide PI.

Common Mistakes

  • Providing PI before the deposit is registered
  • Supplying incomplete information
  • Forgetting to give it to all “relevant persons” (e.g. parents who paid)

Consequences of Non-Compliance

  • Tenants can claim up to three times the deposit in compensation.
  • Section 21 notices become invalid.

Conclusion

Prescribed Information is just as important as registering the deposit itself.
